Building with Foundation Homes
Can Foundation Homes build on land I already own?
Yes! We build on privately owned homesites throughout our service area. We’ll work with you to review your property, discuss the home you’d like to build and identify the site-specific requirements that may affect construction.
Do you have homesites available, or do I need to purchase my own land?
Both options are worth exploring! We offer new homes on select homesites and can also discuss building on land you already own or plan to purchase. Contact us to learn about our current opportunities.
What areas of Virginia does Foundation Homes build in?
Foundation Homes builds throughout select areas of Virginia, including Stafford, Spotsylvania, Fredericksburg, Caroline, Orange, Louisa and the Lake Anna area. Contact our team with your property’s location so we can confirm whether it’s within our building area.
Can I choose from your existing floor plans?
Absolutely! We offer a variety of thoughtfully designed floor plans, including spacious two-story homes and convenient single-level living options. Whether you’re looking for an open-concept layout, a dedicated home office, a main-level primary suite or additional living space, we’ll help you explore the possibilities.
Can I customize one of your floor plans to fit my needs?
Depending on the floor plan, structural requirements and stage of construction, minor modifications may be available. We typically maintain the home’s original footprint rather than extending exterior walls. Let us know what you have in mind, and we’ll review the possibilities with our team.
What is included in the base price of a Foundation Home?
Our home pricing is based on how we typically build each model and includes many of the popular upgrades and finishes featured in our homes. Standard features vary by floor plan. We’ll provide a detailed list of specifications so you can see exactly what’s included.
What does your “In-the-Air” pricing mean?
Our “In-the-Air” pricing represents the cost of the home itself, built with the features and finishes we typically include. It gives you a starting point for understanding the cost of your new home before adding expenses specific to your land, such as clearing, grading, utilities, well, septic and driveway construction.
What costs are not included in your advertised build prices?
When building on your own land, site-specific expenses are generally calculated separately. These may include land acquisition, clearing, grading, excavation, erosion controls, well and septic systems, utility connections, driveway construction and applicable permits. Additional upgrades or custom modifications may also affect the final price.
Can I tour a completed Foundation Home before choosing a floor plan?
We’d love to show you our homes! Depending on availability, we may be able to arrange a tour of a completed home or one that’s currently under construction. Seeing our homes in person is a wonderful way to experience our layouts, finishes and craftsmanship.

Pricing, Financing & Incentives
What additional expenses should I budget for when building on my own land?
In addition to the cost of your home, you’ll need to consider expenses associated with preparing your property for construction. These may include clearing, grading, excavation, well and septic installation, utilities, driveway construction, permits and any improvements required by your locality. Costs vary significantly from one property to another.
Do I need to own land before getting pre-approved?
No! You can speak with a lender and explore your financing options before purchasing land. In fact, understanding your budget early can help you make informed decisions about both your homesite and the home you’d like to build.
Do you have preferred lenders who specialize in new construction?
Yes! We work with preferred lenders who understand new construction financing and can help you explore available loan programs. They can explain down payment requirements, construction financing and the steps involved in qualifying for your new home.
What is the difference between a construction loan and a traditional mortgage?
A construction loan is designed to finance the building process, with funds typically released in stages as construction progresses. A traditional mortgage is generally used to purchase an existing or completed home. Some lenders also offer construction-to-permanent loans, which combine construction financing and a long-term mortgage into one loan program. Your lender can help you determine which option is appropriate for your situation.
Do you offer closing-cost assistance or buyer incentives?
We periodically offer special incentives on select homes, which may include assistance with closing costs, interest-rate buydowns or other purchase options. Incentives vary by property and promotion and may require the use of a preferred lender. Contact us to learn about our current offers.
How much of a deposit is required to begin construction?
Deposit requirements may vary depending on your project and purchase agreement. We’ll review the applicable deposit amount, payment schedule and contract terms with you before you commit to building.
Can I use the equity in land I already own toward building my new home?
Possibly! Depending on your lender and loan program, the equity in your land may be applied toward your down payment or construction financing requirements. We can connect you with a preferred lender to explore your options.
Customization & Design Selections
Can I choose my own flooring, cabinets, countertops and exterior colors?
Yes! When building a home from the ground up, you’ll have the opportunity to personalize many of your home’s finishes. Available selections depend on your floor plan, any HOA or community requirements and the stage of construction. Our team will guide you through the selection process.
What upgrades and finishes are standard in your homes?
Many of our homes feature popular upgrades such as luxury vinyl plank flooring, quartz countertops, soft-close cabinetry, stainless steel appliances, upgraded trim and beautifully designed primary bathrooms. Because each floor plan is unique, we’ll provide a detailed list of included features for the home you’re considering.
Can I add a finished basement, sunroom, covered porch or deck?
Many of our floor plans offer options for additional living and outdoor space, including finished basements, sunrooms, covered porches and decks. Availability depends on your selected floor plan, homesite and applicable building requirements. We’ll be happy to discuss the options and associated costs.
Can I make changes to the floor plan before construction begins?
Depending on the requested modifications, structural requirements and project timeline, changes may be possible. We recommend discussing your desired modifications early so our team can review feasibility and pricing before plans are finalized.
When do I make my design selections?
Your selections are coordinated during the preconstruction process according to your project’s schedule. Our team will guide you through the available choices and provide the information you need to make your decisions. We also use Buildertrend to help organize selections and keep important project information in one convenient place.
Can I make changes after my selections have been finalized?
Changes may be possible, depending on construction progress, material orders and the nature of the request. Once selections are finalized, approved changes are subject to a $500 change-order fee, in addition to any applicable material or labor costs. Some changes may not be possible once construction reaches a certain stage.
How will I know which selections and upgrades fit within my budget?
We’ll provide information about your included finishes and the pricing of any available upgrades you’re considering. Reviewing these options before finalizing your selections helps you make informed decisions and understand how upgrades may affect the total cost of your home.
Construction Process & Timeline
How long does it typically take to build a Foundation Home?
Every home and homesite is different. Your construction timeline will depend on factors such as your selected floor plan, permitting, site preparation, weather, material availability and the complexity of your project. Once we have a better understanding of your home and property, we’ll provide an estimated construction schedule and keep you informed throughout the process.
What permits and approvals are required before construction can begin?
Permit requirements vary by locality and property. Depending on your homesite, these may include building permits, health department approvals for well and septic systems, erosion and sediment control approvals, driveway permits and applicable HOA or architectural review approvals. Our team will help coordinate the requirements associated with your project.
Who is responsible for preparing my lot for construction?
Foundation Homes takes care of preparing your lot for construction! Depending on your property, site preparation may involve tree clearing, grading, excavation, erosion controls, driveway installation and utility connections. Because every homesite is unique, these site-specific costs are calculated separately from the price of the home. We’ll evaluate your property, review the necessary site work and associated costs with you, and coordinate the entire process so you can focus on the exciting part of building your new home!
How will I receive updates during construction?
Communication is an important part of our building process. We use Buildertrend, an online construction management platform, to share project information, photographs, selections and updates. Our project managers provide weekly progress updates, helping you stay connected as your new home takes shape.
Can I visit my home while it’s under construction?
We know how exciting it is to watch your new home come to life! However, for everyone’s safety, we do not permit unscheduled visits to active construction sites. Our Buildertrend portal makes it easy to stay connected throughout the process, with weekly progress updates and photos from your project manager. When an on-site visit is necessary, our team will coordinate a scheduled appointment to ensure your safety while keeping construction on track.
What happens if weather, permitting or material delays affect my completion date?
While we work hard to maintain our projected construction schedules, certain circumstances are outside our control. Weather, permitting delays, inspections, material availability and other unexpected conditions can affect construction timelines. If changes occur, we’ll communicate updates and provide revised estimates as information becomes available.
Will I have a final walkthrough before closing?
Yes! Your project manager will schedule a final walkthrough and home demonstration so you can review your completed home, become familiar with its features and discuss any items that need attention before closing. We’ll also provide information about your home’s systems and the next steps as you prepare to move in.

Can I purchase a Foundation Home that’s already under construction?
Absolutely! Purchasing a home that’s already under construction can be a great option if you’re looking for new construction without waiting for the entire building process. We offer homes at various stages of construction, so contact us to explore what’s currently available.
Can I still choose finishes in an under-construction home?
Possibly! Depending on the stage of construction, you may still have the opportunity to select certain finishes, such as flooring, cabinets, countertops or exterior colors. The earlier you purchase, the more selections may be available. Our team can explain which decisions have already been finalized for each home.
How soon can I move into one of your completed homes?
Our completed homes may offer a much shorter timeline than building from the ground up. Your actual move-in date will depend on your financing, contract terms and closing schedule. Contact us to learn which homes are ready for immediate occupancy.
Can I tour your homes without a real estate agent?
Of course! You’re welcome to contact Foundation Homes directly to schedule a tour of our available properties. We’ll be happy to answer your questions, show you around and help you explore your options.
Can I use my own real estate agent when purchasing a Foundation Home?
Yes! We welcome buyers who are working with their own real estate agents. Your agent can coordinate with our team throughout the purchase process. We recommend having your agent contact us before your initial visit so everyone understands the applicable registration and representation requirements.
Do your available homes qualify for buyer incentives?
Select homes may qualify for special buyer incentives, including closing-cost assistance, interest-rate buydowns or other promotional offers. Incentives and eligibility requirements vary, so contact our team for details about current promotions.
Warranty & After Closing
Does Foundation Homes provide a new-home warranty?
Yes! We’ll review your home’s warranty terms with you as part of the purchase process, so you understand the coverage available for your home and how to request service when needed.
What is covered under the warranty?
Warranty coverage depends on the terms of your home’s warranty documents. We’ll provide information about covered items, applicable coverage periods, exclusions and the procedures for submitting warranty requests. We encourage homeowners to review these documents carefully so they understand their coverage.
How do I submit a warranty request?
Warranty requests are submitted through your Buildertrend portal, and our team will provide instructions along with the appropriate contact information. When submitting a request, we recommend including a clear description of the concern and photographs when applicable to help the team review it efficiently.
Will I receive information about maintaining my new home?
We’ll provide available information about your home’s features, systems and recommended maintenance as part of the closing and homeowner orientation process. Regular maintenance is an important part of protecting your investment and keeping your new home in excellent condition.
Who do I contact if I have questions after closing?
Our relationship doesn’t end when you receive your keys! You’ll continue to stay connected with our team through your Buildertrend portal, where you can ask questions, communicate with us and submit warranty requests. We also have a dedicated Service Coordinator who will ensure your questions and service requests are addressed in a timely manner. We’re here for you long after you’ve settled into your new home!
